| Clearing and demo -- $ |
|
| This work includes removal of all debris, old plant material, sod, existing concrete patio and small wood deck from the project area. All material will be hauled away and disposed. |
|
| Soil amendment -- $ |
|
| Includes delivery, import, spreading and rototilling of approx 15 cy nitrolized redwood compost and organic soil mix into the existing site soil. Includes application of Ronstar weed pre-emergent and application of starter fertilizer for all sod and planting areas. |
|
| Flagstone patio -- $ |
|
| Includes installation of approx 324 sf of Connecticut Blue Flagstone on 4" steel reinforced concrete pad. Pad will have 4" of compacted base rock. Grout color will be selected by owner. |

| Redwood arbor -- $ |
|
| Includes installation of select heart redwood arbor as shown on plan. Posts will be 6x6 with 2x8 double beams, 2x6 double joists and 2x4 stringers at 6" on center. All attachments will be with galvanized screws and bolts. Posts will be set in galvanized anchors on concrete piers. |

| Irrigation -- $ |
|
| Includes design, layout and installation of a complete 8 valve automatic irrigation system with backflow prevention device. Includes 4 pop-up spray systems for new sod areas, 3 low volume drip irrigation systems for new planting, and 1 drip system for new vegetable beds. All valves will be wired to an 8 station RainBird ESP-8 automatic controller. Rain sensor installation is optional. |

| Planting -- $ |
|
| Includes selection, delivery and installation of all plant material in quantities and sizes as shown on plan. All plants include soil amendment, time-release fertilizer tablets and soil watering berms at time of planting. |

| Lighting -- $ |
|
| Includes installation of a low voltage landscape lighting system consisting of two 300w transformers with timers, 4 tree spot lights, 6 path lights and 2 arbor down lights. All wire will be direct burial 12-2. Fixtures to be selected by owner. |

| Top dressing -- $ |
|
| Includes installation of approximately 6 cy mini-mulch fir top dressing for all new planting areas. This material gives the landscape a clean finished appearance, reduces weed growth and keeps moisture in the soil. |
